A valley city with a dry climate
Yakima is the seat of Yakima County, with 96,968 people at the 2020 census and about 257,000 across the metro. It sits in a rain shadow east of the Cascades, so the city averages only about 8 inches of precipitation a year. Dry air is easy on roofs, but the water that does reach your taps works hard, and summer irrigation puts outdoor lines to use for months. See outdoor and irrigation plumbing.
Hot summers, sharp freezes
The valley swings from more than 40 days a year at 90°F or above to winter mornings that can drop below zero. The record runs from −25°F in 1950 to 113°F in June 2021. The first freeze usually comes around the end of September and the last around mid-May, so outdoor taps and lines need care at both ends of the season. Our freeze guide covers the basics.

Common questions
Do plumbers in Yakima work nights and weekends?
Many take emergency calls outside business hours. The plumber who gets in touch tells you when they can get there and confirms any after-hours rate before setting off.
Can I just wait for the pipe to thaw on its own?
You can, but the longer it stays frozen the higher the pressure builds behind the ice. Opening the faucet and warming the line gently is safer, and a plumber can thaw lines you can't reach.
How often should a main line be cleaned?
Only when it needs it, unless roots are a known problem. Homes with root intrusion often book a cleaning every year or two until the line is repaired.
Is a leaking water heater dangerous?
A leaking tank isn't usually dangerous on its own, but water near a gas burner or electrical parts should be dealt with quickly. Shut off the cold supply and the power or gas until it's checked.
Who is responsible for the sewer line?
In most cities the homeowner is responsible for the line from the house to the public main. Check with the City of Yakima or your town if you're unsure where your part ends.
